It is simpler than you might think — and the whole process can be completed remotely, without a single flight. Here is exactly how it works, step by step.
You tell us your budget and your goal — living, holidays or letting. You receive the price list, floor plans and payment plan for the units that fit, and we choose together. All in your own language, with no jargon.
The unit you choose is taken off the market as soon as you pay the deposit and sign the booking form. A passport is all you need to pay — no visa, no residency and no UAE bank account required.
The developer issues the sales and purchase agreement (SPA — Sales & Purchase Agreement). The purchase is registered with the Dubai Land Department (the Oqood register for off-plan property), against a government fee of 4% of the value. Signing can also be done electronically or through a power of attorney.
Payments go into the project's escrow account — a dedicated, state-controlled account from which the developer is only paid once independent supervision confirms a stage of construction. On this project: 15% after 2 months, then 5% each in January and June 2027.
The balance is paid at handover (December 2027). If you would rather not pay cash, banks in the UAE offer home loans available to foreign nationals — we help with the whole procedure and the documentation.
At handover you receive the keys and the Title Deed — the Dubai Land Department ownership certificate in your name. From that moment you can use, let or sell the property. If you wish, we can also connect you with a management company for letting.
