Frequently asked questions

Everything international buyers ask us — answered upfront, with no small print.

Can a foreign national own property in Dubai?
Yes. In Dubai's freehold zones — which include Jumeirah Garden City — foreign nationals are entitled to 100% ownership, registered with the Dubai Land Department, with full rights to sell, lease and pass the property on. No visa, residency or UAE company is required.
What does a purchase cost in total, on top of the property price?
On top of the property price you pay the Dubai Land Department fee of 4% plus administrative registration fees. On the other hand, Dubai has no annual property tax and no tax on rental income for individuals — what the apartment earns stays with you.
What is an escrow account and how does it protect me?
An escrow account is a dedicated project account under government control that receives every buyer payment on an off-plan purchase. The developer is only released funds once an independent inspector confirms that a stage of construction has genuinely been completed. For off-plan projects in Dubai this is a legal requirement, not an option.
What does the payment plan for DoubleTree by Hilton Residences look like?
Under the current offer: 5% deposit on booking, 15% after two months, 5% in January 2027, 5% in June 2027, and the remaining 70% on handover in December 2027. The final portion can be financed with a mortgage from UAE banks, available to foreign buyers as well. Exact terms and any discount are confirmed at the time of booking.
Can I buy an apartment without travelling to Dubai?
Yes. Booking, contract and registration can all be completed remotely — by electronic signature or power of attorney, and a passport is all you need. We recommend viewing the property in person where possible, and we are glad to help arrange the trip.
Does buying an apartment give me a residence visa?
A property from AED 750,000 upwards opens the door to a residence visa, and from AED 2 million (around €510,000) to a 10-year Golden Visa — for the owner and immediate family. Whether your unit clears the threshold depends on its price; check with us for your specific case.
Who is the developer and who is behind the brand?
The project is being developed by West F5 Developments — a joint venture between West Zone Group and Fortune 5 — with One Broker Group as the exclusive sales partner. The DoubleTree by Hilton name is used under licence from Hilton: Hilton is neither the seller nor the developer, but the brand brings its standards for the design and management of the building.
What happens if the developer falls behind on construction?
Deadlines and obligations are set out in the sale and purchase agreement (SPA), the project is registered with the regulator (RERA), and buyers' money sits in an escrow account tied to verified stages of construction. You receive every contractual deadline in writing before you sign — and we go through them with you.
